Tinley Park officials plans to purchase a 6,000-square-foot piece of land just west of the Tinley Park Convention Center for additional parking.
The village would buy one of five outlots that owner Debartolo Development, LLC, had originally planned for retail space. Tinley Park is required by contract to provide nearly 1,100 parking spaces that will serve the convention center and other businesses in the area, including the Holiday Inn, officials said.
“We made commitments under those agreements to provide for a certain amount of parking,” said Dave Seaman, village trustee and chair of the Finance and Economic Development Committee.
The deal would add parking spaces at the facility at lower cost than originally planned. The four remaining are still expected to be developed as retail space by Debartolo.
“A purchase of this particular parcel will minimize our costs with reconfiguration and this will essentially more than pay for itself compared to the alternative,” he said.
Some parking spaces around the convention center are currently laid out in a diagonal alignment. Purchasing the property will allow spaces to be added in the same alignment rather than having to make other major adjustments at a higher cost, he said.
“We’ll be able to use what’s in place today far more effectively,” he said.
The parcel will be purchased with funds remaining from a village bond issued to finish the convention center expansion. The project was completed for about $800,000 less than expected, said Village Manager Scott Niehaus. The revised parking plan after the land purchase is estimated to cost about $760,000 less than the original parking plan would cost. The new parking project is expected to total about $1.5 million, including the land purchase.
