The Oswego Village Board Tuesday night will review a concept plan for a proposed 345-unit residential development.

Representatives of the Drake Group are proposing to build 219 townhome units and 126 detached single-family homes on about 80 acres of vacant land south of Wolf’s Crossing Road and east of Douglas Road in an unincorporated part of Kendall County.

The village’s Planning and Zoning Commission in October forwarded a positive recommendation on the project to village trustees. However, the motion included a request to reduce the density of the overall project.

While staff recommends the residential development, they do recommend changes to a stub street layout so that it is consistent with a proposed development to the south.

If the petitioner moves forward with the project, they would submit an application for annexation, rezoning and subdivision which would require a public hearing at the Planning and Zoning Commission and review by the Village Board, officials said.

The proposed densities for the project are 2.3 units per acre for the single-family part and 8.5 units per acre for the townhome section, for an overall density of 4.28 units per acre.

The proposed density is within the village’s comprehensive plan guidelines and in line with residential development in the area, according to village officials.

“The proposed uses are consistent with residential uses and densities in the area,” village officials said in a report to trustees.

This is the developer’s first proposal in Oswego.

“For the past 25 years, my company’s mission has been to create high quality, inspirational homes,” Tom Drake of the Glenview-based Drake Group told Oswego Planning and Zoning Commission members on Oct. 5.
