Some changes could be made to a proposal for a grocery store and car dealership at Golf and Waukegan, but not necessarily the changes residents want to see.
After reviewing the proposed redevelopment of the Avon Cosmetics site, village staff members determined the placement of a Mariano’s grocery store and McGrath auto dealer could not be switched, according to a recent letter from Glenview Village Manager Todd Hileman to nearby residents.
During meetings in January, residents of the village of Golf and the Glenview subdivision of Golf Acres to the east of the property questioned whether the placement of the buildings could be reversed to help control traffic flow in and out of the site. Residents also objected to a proposed access point off Overlook Drive, one of two entry points for the village of Golf, saying it would bring an increased amount of traffic into their neighborhoods.
The developer, Oak Brook-based Regency Centers, also proposed an access point off Waukegan Road, but said that a traffic signal, which residents wanted installed, could not be supported.
Hileman’s letter said the access points are still under review and would be discussion topics for the Plan Commission. But, he wrote, the Illinois Department of Transportation has indicated it would not support the traffic light on state-controlled Waukegan Road.
Still, other changes to the plan are on the table, Hileman wrote. An denser buffer of trees and bushes could be added behind the buildings, screening the development from the residential area to the east.
The developer also has proposed lowering lighting levels and prohibiting outdoor speakers.
Golf and Golf Acres residents can hear about the changes to the proposal at 6:30 p.m. Tuesday, prior to the Village Board’s regular meeting, at Glenview Village Hall, 1225 Waukegan Road. The Village Board is scheduled to discuss the proposal at its 7:30 p.m. meeting.
The Plan Commission is scheduled to begin its deliberations on the plan at 7 p.m. Feb. 14.
